Spanning approximately 37.5 million sq. ft., Sobha Sanctuary is located in Dubailand close to Sobha Elwood, placing it within an emerging growth corridor that continues to attract both end-users and long-term investors.
Designed as a fully integrated, mixed-use destination, the development is planned to accommodate nearly 20,000 families upon completion, with delivery phased over a period of four to eight years.

Once completed, the project will comprise approximately 20,000 residential units, including around 18,000 apartments and 2,000 villas. The phased approach to development allows the developer to carefully manage quality, infrastructure, and community integration across multiple precincts.
Initial handovers are expected to begin in 2029, reflecting the long-term horizon and thoughtful planning underpinning the master plan. The starting prices are expected to start from AED 3.99M.
As Sobha Realty’s new project in Dubai, this master community has been planned to support a population size that enables self-sufficiency without compromising residential comfort.
The scale of the community is intentionally calibrated to sustain schools, healthcare facilities, retail destinations, and lifestyle amenities within the development itself.
At the heart of Sobha Sanctuary lies a large destination park. Surrounding the central park will be key lifestyle and social infrastructure elements, including a community mall and a dedicated wellness centre.
These facilities will be complemented by an extensive range of active amenities such as football grounds, running tracks, padel courts, and a skate park, creating a diverse environment that caters to all age groups.
A defining feature of Sobha’s new launch in Dubai is the emphasis placed on open spaces and green connectivity. From the central park, four landscaped green corridors extend outward, seamlessly connecting various residential zones across the site.
These corridors feed into a six-kilometre leisure loop and a larger nine-kilometre wellness loop that runs along the perimeter of the development. Together, they create a continuous network for walking, jogging, cycling, and outdoor recreation, encouraging an active lifestyle integrated into everyday living.
More than 50,000 trees are planned across the master community, forming a comprehensive landscaping strategy aimed at improving shading, enhancing air quality, and moderating the local microclimate. Notably, approximately 50% of the total land area is dedicated to open spaces, including parks, water features, and community facilities, while only the remaining half is allocated to residential development.
