Explore SignatureDubai is introducing a new chapter in urban development with the launch of the Model District in Al Barsha 2. As one of the first areas to implement the 20-minute city concept, this project is designed to let residents walk or cycle to essential destinations including schools, shops, parks, and transit hubs, all within just 20 minutes.
Here’s what you need to know about this 20-minute city vision coming to life in Al Barsha 2.
Model District Dubai is part of the 20-minute city initiative under the Dubai 2040 Urban Master Plan, aimed at reshaping local neighborhoods with smarter access to essential services and mobility. The idea is simple yet powerful: create vibrant neighborhoods where residents can access all essential services from schools and healthcare to shopping and leisure, within a 20-minute walk or bike ride.
This concept aims to minimize reliance on private vehicles, promote soft mobility, and significantly enhance quality of life.
The Model District Al Barsha 2 will feature a robust network of 17 kilometers of walking and cycling paths. These routes will effortlessly connect residents to key locations such as:
Moreover, the infrastructure extends to popular hubs like Al Sufouh and Jumeirah Beach, enhancing both daily commutes and leisure activities.
A notable highlight includes the 13.5-kilometer cycling and e-scooter track along Hessa Street, complete with two stunning bridges, one spanning Sheikh Zayed Road (E11) and another across Al Khail Road (E44). These bridges are designed with designated lanes for cyclists and pedestrians, reinforcing the district’s commitment to safe, inclusive mobility.
The Model District is not just about smart mobility; they are about building strong communities. Three new community spaces and multiple pedestrian rest stops are in development. Over 590 trees will be planted, enhancing greenery and improving air quality. Smart, shaded seating and upgraded public amenities further reflect Dubai’s commitment to comfort and sustainability.
Two dedicated rental stations for bicycles and e-scooters will be available, encouraging residents and visitors to embrace sustainable travel. Public transport in Al Barsha 2 will also see enhancements, with improved links to the Dubai Metro, the upcoming Dubai Loop, and the futuristic Rail Bus system.
The Model District is part of a broader citywide initiative. With 557 kilometers of dedicated cycling tracks already in place, 100 kilometers under construction, and an additional 185 kilometers planned, Dubai is well on its way to becoming one of the most cycling-friendly cities in the world. In 2024 alone, the city recorded 47 million cycling trips.
To further enrich the experience, the Roads and Transport Authority (RTA) plans to name cycling tracks, develop distinctive route identities, and host recreational and sporting events. The initiative also opens doors for private sector collaboration, aiming to provide enhanced services for cyclists and boost community engagement.
With the upcoming Model District project, real estate in Al Barsha Dubai is witnessing a transformative shift. With the Model District emerging as a hub of sustainable and community-driven living, there is growing interest in properties in the area.
